Our appraisers are qualified to conduct a comprehensive inspection of the property which will verify all elements of construction as well as condition in an unbiased assessment.

Cost Value

The development of replacement cost of the existing improvements to which a depreciation cost is applied after which, value to the land as vacant will be added.

Sales Comparison

Sales of comparable properties in the same or competing markets to the subject are analyzed in detail and appropriate adjustments for various pertinent elements of comparison are applied from which a reconciliation is developed.

Income Approach

Existing income stream is analyzed and compared to competing and similar properties in the marketplace. Capitalization rates are extracted from various sources. Market rent is established based on a study of similar units. Depending on the scope of the assignment, a Discounted Cash Flow may be developed on the existing lease(s).
